Planning Success – Heritage Conversion

Tyler Parkes is pleased to confirm that planning permission and listed building consent have been secured for the change of use and conversion of a former solicitor’s office into a four-bed dwelling within Hadleigh’s Conservation Area, adjoining other Grade II listed buildings in the town centre.
Previous applications had been refused on grounds relating to the marketing of the premises and impact of the proposed works of conversion. Following our advice, revised applications with comprehensive marketing details to show that the premises have no potential for reoccupation by a main town centre use and suitable amendments to the proposed works of conversion were prepared to address the reasons for refusal and accepted by the Council.
Other issues raised by the proposals concerned a suspected roost of brown long eared bats in the roof space and potential impact on the amenities of future residents from noise associated with a Royal Mail sorting office opposite the premises that had attracted complaints from neighbouring residents. These constraints presented challenges that we were successfully able to address through a thorough analysis of the issues raised by these aspects of the proposals and a robust suite of supporting documents and reports. A comprehensive package of mitigation measures was also negotiated with the Council during the course of the applications.
The benefit of planning permission and listed building consent will enable the premises to be restored to its original and intended use as a dwelling in a wholly appropriate and sympathetic manner that represents responsible stewardship of this designated heritage asset.
