Planning permission granted in Hockley Heath

Tyler-Parkes is pleased to report the grant of full planning permission for a new residential development at 1A Old Warwick Road, Hockley Heath.

 

Solihull Metropolitan Borough Council approved the demolition of the existing buildings, and the construction of a two-storey detached apartment building providing seven residential units, together with associated access and car parking. Permission was granted on 31 July 2026.

 

The application required careful consideration of several planning and technical matters, including:

 

- The design and appearance of the proposed building

- The relationship with neighbouring properties

- Vehicular access, parking and highway safety

- The protection of existing trees and vegetation

- The presence and protection of bats

- Biodiversity enhancements

- Potential land contamination

 

The approved scheme includes dedicated car and cycle parking, improvements to the vehicular access and measures to protect the privacy of neighbouring residents. Conditions also secure appropriate external materials, landscaping, bird boxes and a detailed lighting strategy designed to protect bat foraging and commuting routes.

 

The permission demonstrates how an underused site can be successfully redeveloped to provide additional homes within an established settlement, while responding carefully to its surroundings and addressing environmental, ecological and highway considerations.

 

This is another positive result for our clients and a good example of the value of bringing together planning, design and technical evidence to resolve a range of site-specific issues.
