Tyler Parkes has secured planning permission on behalf of Calcot Health & Leisure for the creation of a Thermal Garden to include new sauna units, associated showers, and a plant room within the enclosed courtyard of Calcot Manor Hotel and Spa, near Tetbury.
The proposal forms part of the continuing evolution of Calcot’s highly regarded thermal spa facilities. Discreetly located within the West Barn courtyard, the Thermal Garden will provide guests with an enhanced wellness experience in keeping with the hotel’s reputation for quality and innovation.
Sensitive to Setting and Heritage
Calcot Manor is a landmark establishment, set in over 220 acres within the Cotswolds National Landscape (formerly AONB) and incorporating a Grade II listed farm barn. With origins dating back to 1300 AD, the hotel has been carefully conserved and sensitively adapted over the years.
The proposed Thermal Garden has been designed to:
Respect the historic character of the listed buildings.
Remain wholly contained within the existing courtyard, avoiding any impact on the wider landscape.
Deliver modern and enhanced guest amenities while preserving the heritage and natural qualities that define the site.
Planning Policy Support
Both national and local policy strongly support investment in rural tourism and leisure where it safeguards heritage and landscape character. The proposals align with the National Planning Policy Framework (NPPF), which encourages:
Sustainable growth and expansion of rural businesses.
High-quality design that is sympathetic to historic environments.
Continued investment in rural enterprises that underpin the local economy.
Strengthening a Local Asset
Calcot Manor has operated as an independent hotel since 1984 and has become a cornerstone of the local economy, providing employment and drawing visitors to the Cotswolds. By continuing to invest in its facilities, the hotel is helping to:
Maintain its position as a leading regional destination.
Support the local tourism economy.
Ensure the long-term stewardship of historic buildings and landscapes.
This modest but valuable addition to Calcot’s spa offering demonstrates how heritage, tourism, and modern leisure can be successfully balanced through thoughtful planning and design.
