Outline Permission Secured for 7 New Homes in Sedgley
Tyler Parkes is delighted to have successfully secured Outline Planning Permission for the erection of 7 dwellings on behalf of our clients in Sedgley, Dudley.
The application site is 0.37 hectare piece of previously developed land, used as a contractors yard, within an otherwise primarily residential area in a highly sustainable location. The site is fronted by a locally listed building; is covered in part by an area Tree Preservation Order; and, the rear section of the site falls within the Green Belt.
Permission was sought for the residential redevelopment of the site, with access, layout and scale also to be considered, and followed early pre-application engagement with the Planning Officers at Dudley Metropolitan Bor
ough Council. Whilst some disagreement remained following the pre-application advice received, particularly in terms of the potential impact of the development upon the Green Belt, Tyler Parkes successfully argued that as this was a previously developed site, the removal of the non-conforming use as a contractor’s yard and the proposed housing layout would have demonstrably less impact upon the openness of the Green Belt than the current use of the site and would provide real opportunities for enhanced biodiversity and habitat creation.
The Council’s Planning Officers ultimately agreed with the case made, supported the principle of residential development and also acknowledged the, albeit modest, contribution the redevelopment of the site could make towards housing delivery within the Borough.
The application was approved on 28th September 2018, subject to conditions, under the Council’s Scheme of Delegation.
