Permission for New Dwelling in Solihull

The Tyler Parkes team is delighted to have obtained planning permission for a new dwelling within the rear garden of a property on St. Bernard’s Road, Solihull.

The proposal was considered to be in accordance with the Solihull Local Plan, and will be situated in a sustainable location with four primary schools and a secondary school within walking distance from the site, as well as a doctor’s surgery less than 0.5kms away. The site is extremely well connected by nearby bus routes and being located only 0.6kms from Olton Railway station.

We argued that the proposal will contribute to the character and quality of its environment, that it will not have an unacceptable adverse impact on the amenity of nearby uses and it makes the best use of urban land and buildings. We concluded that it was relevant that planning permission had recently been granted for two new dwellings adjacent to the proposed site in the grounds of Solihull Synagogue.

The proposal was subject to a pre-application submission to the Council where the planners raised some concerns but in consultation with our client, we were able to address the planner’s comments and planning permission was granted accordingly.
