Powergen Redevelopment Approved


The Tyler Parkes team is delighted to announce that planning permission has now been formally granted for a major urban redevelopment scheme in Shirley, on behalf of our clients, Shirley Advance. The decision notice was issued and planning permission was granted on 14 June 2016.

The application proposes a comprehensive redevelopment of what is known locally as the Powergen site, at the junction of Stratford Road, Haslucks Green Road and Olton Road, at the northern end of Shirley centre, which has been vacant for over 20 years and has become an increasingly derelict eyesore. It also includes more vacant land to the west, once the site of a long-demolished primary school.

Shirley Advance are also the developers of the successful Parkgate development in Shirley, and the Powergen project will, when implemented, complete the regeneration and transformation of this part of Shirley.

The development comprises general site clearance including the demolition of all existing structures on the site including the Powergen buildings; the erection of an ExtraCare Retirement Village comprising 261 units by ExtraCare Charitable Trust; the erection of 113 dwellings comprising a mix of traditional houses and apartments by Lioncourt Homes Ltd.; the erection of a petrol filling station by ASDA; and associated landscaping, on-site roads, car parking and off-site highway works.

We were responsible for the project management of the planning process with Tyler Parkes’ Director Gareth Jones being the ‘lead consultant’ of a multi-disciplinary team. Our role included the co-ordination, compilation and submission of the planning application to Solihull M.B.C., and all necessary discussions, meetings and negotiations with the clients, their consultants and other members of the extensive project team, and also with the Council, to address all the many queries and issues which arose during the consideration of the application.

The proposal was given the go-ahead by the Council’s Planning Committee on 3 March 2016, and planning permission has now officially been granted, further to the completion of the associated legal agreement.

The scheme will, as the Council’s Planning Committee report noted, provide a high quality landmark development at this important gateway to Solihull and also make a significant contribution to the Council’s housing requirements, including affordable housing.
