UKREiiF 2026: From Ambition to Delivery in Planning, Housing and Regeneration

UKREiiF 2026 confirmed a clear shift in the property and planning sector: the debate has moved from policy ambition to delivery.


Housing, regeneration, infrastructure and planning reform dominated the conference, with Government continuing to focus on speeding up development, supporting local planning authorities, unlocking stalled sites and bringing forward further changes to the NPPF.


For landowners and developers, the key message is that opportunity exists — but it must be approached carefully.


Grey belt policy is a good example. It is already being tested through appeal decisions, but it is not a shortcut to permission. Sites still need strong evidence on Green Belt purposes, landscape, access, sustainability, biodiversity, design and housing need.


The same applies to brownfield regeneration, small sites, new settlements and infrastructure-led development. The strongest proposals will be those that are realistic, well-evidenced and capable of being delivered.
