We’re absolutely delighted to have secured planning permission for the change of use of a former hotel to residential use on the North Cornwall coast.



This was a rewarding application to be involved in, requiring a strong case on policy, viability and environmental impact. The application required careful consideration because the site lies in the open countryside, outside any defined settlement, and is subject to a number of environmental and landscape designations, including the Cornwall National Landscape, Heritage Coast, Coastal Vulnerability Zone, Site of Special Scientific Interest and Special Area of Conservation. A further key issue was the loss of the existing business and the need to demonstrate that continued commercial use was no longer viable.

 

By presenting a clear and robust planning case, including evidence of the lack of market demand for the existing use, addressing the relevant environmental, rural housing and business policies, and demonstrating why the proposal represented an appropriate and sustainable use, we helped secure a positive outcome for a complex coastal site that secures a new long-term and beneficial residential use for the property.

 

A great result for our clients and an excellent example of how a carefully evidenced strategy can unlock new opportunities for even the most sensitive and challenging sites.
