Permission Granted – Just in Time!
We are pleased, and somewhat relieved, to receive the decision notice from Stratford on Avon District Council granting planning permission for this 5-dwelling scheme in the village of Northend, Warwickshire.
The scheme was put forward on behalf of our client, Grevayne Properties Limited, as an alternative to the previously approved 3-dwelling scheme, which was due to expire on 11th September 2022.
The new decision notice was received on 9th September 2022!
The planning application had been progressing smoothly and with plenty of time, with Robothams Architect’s plans having clearly demonstrated a quality design that met the relevant criteria of the Council’s Development Requirements SPD. Our Planning Support Statement set out the policy arguments in favour of the scheme in the context of national and local planning policy.
As agents, we kept close contact with the District Council, with all looking positive for the application, subject to receiving a favourable response from the Highway Authority. Unfortunately, difficulties arose with the Highway Authority insisting on a Road Safety Audit (despite the access having previously been approved without one for the 3-dwelling scheme). This was then followed by delays in their reviewing and commenting to the District Council.
The delays led to much consternation and discussions as to whether it would be necessary to commence work on the approved 3-dwelling scheme to secure the permission.
However, positive communications were maintained with the District Council’s planning officers who were both apologetic and maintained pressure on the Highway Authority to respond. The District Council swiftly turned around the decision notice once it was confirmed there was no objection on highway grounds.
The scheme will provide five high quality, traditional but bespoke designed, properties providing two 2-bedroomed bungalows and three 2-storey 4-bedroomed properties, set around a landscaped cul-de-sac at the edge of the village, as well as a footway along the public highway into the village.
