Outline Consent for 250 Homes

We are pleased to have supported our clients, Longmead Securities Limited who represent the owners of land adjacent to Hamilton Road, Sutton in Ashfield, in securing a committee resolution to grant outline planning permission for 250 homes (10% affordable).
Tyler Parkes has been involved with this site from its initial promotion through the Council’s emerging Local Plan process. The site is now proposed to be allocated for residential development in the Local Plan. We attended the recent Planning Committee and spoke in support of the outline planning application, which Members unanimously resolved to approve.
The site is predominantly arable farmland, located in the open countryside outside of any defined settlement boundary, and partially within a mature landscape area. The site extends to some 9.4 ha and is subject to other constraints including its boundaries with the Robin Hood railway line and a public footpath. An infilled former railway cutting also crosses part of the site, and neighbouring land uses include an industrial estate, an Amazon distribution warehouse and the Kingsmill Reservoir that is both a Local Wildlife Site and Local Nature Reserve. There are also two Scheduled Monuments nearby.
These constraints presented challenges that we were successfully able to address through a thorough analysis of the issues raised by the proposal and a robust suite of supporting documents and reports. A comprehensive package of contributions and mitigation measures was also negotiated with the Council during the application.
The application was presented to Ashfield District Council’s Planning Committee on 11 June 2025 with an officer recommendation for approval. Following our presentation, we are pleased that members unanimously approved the application, acknowledging the site’s important contribution to the Council’s five-year housing land supply and its role in delivering much-needed affordable housing in the area.
The benefit of planning permission will enable detailed negotiations to start with interested parties, and it is anticipated that development will commence during the course of next year.
