Housing Land Supply Figures Across the Midlands
A key task facing all local planning authorities (LPA) is in ensuring an adequate supply of housing land for their area. LPAs are required to provide a 5 year land supply of specific deliverable sites sufficient to provide 5 years’ worth of housing (and an appropriate buffer) against a housing requirement, commonly referred to as the 5 year housing land supply (5YHLS). The November 2023 position for some of the authorities in the Midlands is set out below.
Just over one-third of authorities fall below the 5-year threshold with considerable variation ranging from 1.63 years supply in Sandwell to over 10 years in Stratford On Avon District, Tamworth Borough and Wyre Forest District.
All LPAs are required to prepare local plans to bring forward land to meet their housing needs and carry out regular 'Call for Sites' exercises to ensure appropriate development opportunities enter the development pipeline. In situations where an LPA cannot identify sufficient land to meet its needs then its local plan might be delayed or fail to be adopted, sites might be lost to development on appeal or, the authority might be subject to special measures.
