New Apartments in Shirley


In June, Tyler Parkes was successful in getting planning permission for our client, who wanted to make the most of their furniture shop building and the land it sits on in Shirley, Solihull.

We carried out feasibility studies and arrived at our proposal which was then submitted for pre-application advice. Our initial submission allowed our client to get a steer from Solihull Metropolitan Borough Council (SMBC) before committing to the additional time and expense of preparing a full planning application.

The pre-application response from SMBC was generally positive, and we incorporated their suggestions into a full application. The resulting scheme, which we submitted for full planning permission in April, included roof and side extensions to the existing building. Whilst in the Stratford Road street scene, the proposal appears to be limited to the creation of a slightly longer shopfront, we were actually able to add 200m2 by re-planning the whole building.

Our submission aimed for the largest number of new flats whilst respecting national and local planning policies and being attractive to future residents.

Our knowledge of the planning system, being able to closely liaise with our in-house architectural team who designed the scheme, and our early interactions with SMBC, resulted in the full planning application being quickly approved, with no changes requested.
