Approval for new Hotel Accommodation and Estate Road in the Cotswolds AONB
We are pleased to have obtained planning permission for the conversion of ‘The Coach House’ to hotel accommodation and reception area for the ‘Fish Hotel’; and the provision of a new estate road to connect ‘The Coach House’ to ‘Brook House’, on behalf of our client Farncombe Estate. The site is located within the grounds of the Farncombe Estate on Willersey Hill in Broadway, within the Cotswold Area of Outstanding Natural Beauty (AONB).
The change of use of ‘The Coach House’ requires the rearrangement of the internal layout to create individual bedrooms with separate en-suites bathrooms. The proposal also comprises the provision of a new reception area to be included within ‘The Coach House’ for the ‘Fish Hotel’. The changes to the exterior of the building would be minimal, only proposing the replacement of the existing stable and glazed doors, due to their age and rundown appearance, with appropriate and attractive fire doors.
Pre-application advice was received from the Council in January 2017 on the scheme which confirmed that there would be no objection to the building being used for hotel accommodation and that the proposed estate road would be relatively short and should be seen in the context of the existing roads and development, not resulting in a discernible encroachment into the wider landscape.
The application was supported by a detailed tree assessment and ecological information, which also confirmed that the scheme would be acceptable. Planning permission was granted without delay.
