Proposals approved at successful Shropshire Hotel and Spa

Lion Quays Hotel and Spa is an independently-owned 4-star resort located on the banks of the Llangollen Canal, at Weston Rhyn, near Oswestry, Shropshire. The Resort welcomes thousands of people each year to the hotel, restaurants, conference facilities, events, and to the extensive spa and leisure facilities. The scheme, submitted by Tyler Parkes, with plans prepared by Trevillion Interiors, sought planning permission for proposed changes to the entrance area to the leisure centre as well as the provision of a new café facility with a new outdoor seating area. We argued that adopted planning policies support the expansion and improvement of rural businesses. The proposed new café requires th

Permission for Mini in Stratford upon Avon

Tyler Parkes is delighted to have obtained detailed planning permission for new development at Stratford Mini’s car dealership, which is located in the Green Belt on the main Stratford Road, just north of the town. The development consists of an extension to the existing main dealership building to include additional offices and a new E-Charging and Electric Programming Bay; the relocation of the existing jet-wash area and preparation bay; and the creation of a formalised, surfaced display area for vehicles to the front of the site, replacing a grassed area where cars had previously been displayed. The original extension to the building was a smaller one, for offices only, which was accepted

Solihull Consult on Local Plan Review

Solihull MBC’s Cabinet approved their Supplementary Draft Solihull Local Plan Review (SLPR) document for public consultation at their meeting on 17th January 2019 and the document has been published for consultation from 29th January to 15th March 2019. The current consultation document does not contain any revised policies, but rather concentrates on identifying sufficient land to meet an updated housing land requirement for 15,039 new dwellings in the Borough between 2018 and 2035, i.e. 885 dwellings per annum. The overall figure includes 2,000 dwellings to meet some of the shortfall in housing land that is occurring in the wider Housing Market Area. The housing requirement figures represe

Redevelopment of Neglected Working Men’s Club Approved

Tyler Parkes has secured planning permission for 12 new flats on the site of a dilapidated working men’s club in Birmingham. The site, on Whitmore Road near Small Heath, is currently occupied by a converted two-storey Victorian house and modern extensions to its rear. The scheme reconverts the street-facing house into four flats, and the rest of the flats sit within a new contemporary extension and another separate block at the back of the site. The contemporary appearance allowed the roof line to sit below that of the main street, which made it more acceptable to Birmingham’s planning department. Our client had originally bought the site with permission for seven flats, but by carefully red

52 new homes granted in Cannock

Tyler Parkes is delighted to have obtained detailed planning permission on behalf of Marshall Bell Ltd. for the erection of 52 homes including access, landscaping, and public open space at a site in Cannock. The 1.8 hectare site, at the junction of Pye Green Road and Limepit Lane, comprises previously developed land including various mainly dilapidated outbuildings, a former dwelling, a cattery and caravan storage. The surrounding area is predominantly residential in character, including new dwellings on adjacent land forming part of the same residential allocation in the Local Plan as the application site. This proposal ‘rounds off’ the development in this location, in line with the wider d

New homes success in Dorridge

Just before Christmas, Solihull’s Planning Committee approved another of our applications for the proposed demolition of an existing bungalow and the redevelopment of the site with three houses on Temple Road in Dorridge. We designed the scheme and took the proposal through the planning process on behalf of our client. The site currently comprises a substantial detached 1960s bungalow, with an integral double garage and large rear garden with an open air swimming pool. It lies in a very sustainable location, within easy reach of public transport links, shops and community facilities. The plot is excessively large for one dwelling and the application proposal represents a more efficient use o

Permission secured for large student house in Selly Oak

We are delighted to have secured retrospective planning permission for our client, Shorton Property, for a change of use of a terraced house in Bournbrook, Selly Oak, to a 7 bedroom ‘House in Multiple Occupation’ (HMO). The permission follows a request from Birmingham City Council’s Enforcement Team to regularise the use of the property. The property sits within the ‘student’ area of Bournbrook, close to Birmingham University. We reviewed the Council’s policies in respect of larger HMOs and closely liaised with the Council, both Planning and the Enforcement officers. We were aware that there have been refusals for large HMOs in the area and provided a detailed justification why the change of

Permission granted for new hotel extension

Following pre-application discussions with Cotswold District Council, we are delighted to have received planning permission for an attractive new extension to the existing Fish Hotel near Broadway in the Cotswolds AONB. The area proposed for the extension is located on the western side of the existing main hotel building and is currently used as an outdoor seating area which is significantly sloping towards the adjacent woodland and lake to the west. There are a number of trees within the application site which are of poor quality. The detailed scheme proposes an extension to the existing Fish Hotel to provide 6 additional bedrooms. It would be connected to the building via a lightweight gla
